How the job works

1. Free survey & honest assessment

We inspect the existing timbers, check for rot in the rafter feet and felt condition at the eaves, and quote a fixed price — including anything we can already see needs replacing underneath.

2. Strip back to sound timber

Old boards are removed completely — we don’t cap over rotten timber, ever. Any decayed rafter ends are treated or replaced while everything is exposed.

3. Fit the new roofline

Rot-proof uPVC fascias and ventilated soffits are fixed to sound timber, with new eaves felt support trays and seamless guttering sized and fallen correctly for your roof area.

4. Test and tidy

Gutters are water-tested to the downpipes, all old boards and debris are taken away, and we walk you round the finished edge.

Side-by-side comparison of house gutters: left shows old, weathered greenish guttering; right shows new, clean black guttering. Both are attached to brick houses. Labels read BEFORE and AFTER in blue text—ideal inspiration for your next Autumn Roof Maintenance project.

Capping over rot: the shortcut we refuse to take

The biggest con in roofline work is ‘capping’ — screwing new uPVC over the old timber to make the edge look smart while rot continues silently underneath. It’s cheaper on the day and a disaster within a few years, because the fixings are only as sound as the decaying wood behind them. We fully strip every roofline back to the rafters, replace anything soft, and fit ventilated soffits that keep the roof space breathing — which also helps against condensation and keeps your gutters serviceable for decades. Finish the edge completely with dry verge on the gables and the whole roof perimeter becomes maintenance-free.

Every installation is covered by our 10-year workmanship guarantee and full public liability insurance — and you don’t pay a penny until you’re completely satisfied with the finished job. We’re a family-run Darlington business (winner of Best Driveway Service Darlington 2025, rated 5.0★ by local homeowners), so our reputation rides on every job we finish.

Frequently asked questions

How much does new fascias and soffits cost in Darlington?

A typical 3-bed semi runs £1,800–£3,200 for the full roofline including new guttering. Detached homes range higher with the extra elevations. Fixed written quote after a free survey.

How long does a roofline replacement take?

Usually 2–3 days for a semi, including the strip-back, any timber repairs and water-testing the new gutters.

Do you cap over the existing boards?

No — never. We strip back to the rafters and fix to sound timber only. Capping over rot is the industry’s worst shortcut and we won’t do it.

What colours are available?

White is standard; anthracite grey, black, rosewood and light oak woodgrains are available for a small premium and look superb on the right property.

Will you find hidden problems?

Sometimes — rot in rafter feet only becomes fully visible once boards come off. Minor treatment is included; if anything significant appears we photograph it, price it separately and agree it with you before touching it.

Do soffits need ventilation?

Yes — modern building practice requires airflow into the roof space. We fit ventilated soffits (or add vents) as standard, which prevents the condensation and mould problems unventilated lofts suffer.

Can you fit gutter guards?

Yes — leaf guards are a worthwhile add-on if you’re near trees, and we’ll price them in the quote rather than upselling on the day.

Is the work guaranteed?

Yes — the full 10-year workmanship guarantee applies, and the uPVC boards carry long manufacturer warranties against discolouration and warping.
